ONGOING
MAJOR ACTIVITIES
Campus
Trees and Grounds
The sad loss of three old oak trees
re-activated the previously approved Campus Improvement Project
(CIP) program for re-forestation and landscaping. This 2003 plan was
delayed until funds were made available. A combination of Trustee
funds, Endowment grants and personal gifts from a Hunters Creek
Village resident and FCC members will provide all the necessary
funding required by a multi-member planning committee (two Trustees
and experts from our membership) to begin the program in 2008.
Maintenance funds for annual care are also being set aside as a part
of the plan. The first program element is new tree planting this
winter, soon followed by gardening and shrubbery improvements. Some
new maintenance equipment may be required, such as powered trimmers,
blowers and water blasting for the grounds.
Systems
and Procedures
Accounting and electronic record keeping
methods are being reviewed in 2008 as we initiate new work practices
to allow for controlled remote access for financial record entry and
maintenance under new bookkeeping software just introduced by our
vendor (CDM).
We also plan to
improve campus records of contractor relationships (addresses and
contact information, insurance coverage, and performance). This will
aid in clear and appropriate transition from one Board term to the
next with better permanent staff utilization.
Building
Preventive Maintenance
A number of preventive maintenance
programs were initiated in 2007 so that the Campus assets can be
kept in top shape. This includes regular service to mechanical
systems, termite protection, tree trimming, copper roof repairs,
ongoing painting upkeep and better carpet cleaning equipment. For
the first time as part of the five-year Trustees budget, a study
program began in 2008 to enhance preventive maintenance for our
buildings. This will help ensure reliable operations.
HVAC
Systems
With going green a continuing goal, the
following heating and air conditioning investments are either under
way or planned: Two air-handling systems for the Christian
Education building need to be replaced, along with one outside
compressor/condenser unit for that building. The Meeting House air
handling system will be replaced. (The office building already has
new equipment.) Every new equipment choice has been and will
continue to be balanced between cost and increased power efficiency,
with a net result of a reduction of power costs for 2007 even in the
face of 50% higher rates than in 2002-3.
